Townhome Community, Package Store Discussion Set for Public Meeting on June 29, 2021
Banks Engineering and the Greater Pine Island Civic Association are holding a joint public information session to discuss amendments to the Publix grocery store plaza currently under construction near Pine Island Center and a proposed 94-townhome development to be located behind it. All members of the public are invited to attend.

All multifamily residential, commercial, industrial, institutional and infrastructure projects and subdivisions are required to obtain a Development Order before beginning any site work or obtaining any building permits. In some unincorporated communities — including Pine Island — developers are required to hold public meetings to inform residents of their plans.
On Pine Island, the GPICA has historically been the designated forum for these public meetings. Following a presentation, GPICA members and other participants have an opportunity to ask questions of the developers and the GPICA board typically sends a letter to the Lee County Department of Community Development and the Lee County Commission summarizing community response to the proposed changes.

About the Variances and Zoning Changes Requested
Calusa Cay/Publix Plaza
The agents are seeking an administrative zoning amendment for a subdivision plat deviation and sign package deviations. Specifically:
- They’re requesting a deviation to allow a package store (liquor store) less than 500 feet from a school property line. The store would be located 319 feet from the property line, 500 feet from the athletic field fence, and 622 feet from the bus ramp fence of Pine Island Elementary School.
- An amendment for two retail buildings adjacent to Publix grocery store (that are already shown on the approved zoning Master Concept Plan). One is 7,000 square feet of retail with a package store — reduced from 10,000 square feet — and the second is a 23,500 square-foot retail building (reduced from 26,500 square feet).

Orchid Cove — 94 Townhomes
Orchid Cove is 55.36 acres already zoned for residential use and accessed through the Publix Plaza parcel. It was originally approved for 156 condominiums.
- The developer is seeking a Development Order for a proposed residential community consisting of 94 townhomes, a clubhouse and associated infrastructure located behind Publix. All multiple-family residential, commercial, institutional, infrastructure, industrial development projects and subdivisions must obtain a Development Order from Lee County before beginning any site work activities and the issuance of a building permit.
- The planned construction includes roadway, drainage, potable water mains and central sewer collection systems. Two previously approved and constructed lakes will provide water quality treatment and storm water attenuation.
